Welcome to the Saddle Creek Homeowners Association

The Saddle Creek development is located in the City of Avon, Ohio. The city found its origin in the early 1800s. Today it is home to over 24,000 residents.

Annual Assessment

The annual assessment is due no later than January 31, 2026. Please refer to the statement that wil be sent in December 2025 for payment information. If you did not receive your assessment please email the board.

Homeowner Modification Form: As outlined in the Declarations, exterior improvements or modifications require approval by our Board of Directors. The Exterior Modification Application Form is available here. This includes fences, sheds, and any other modification to the exterior of the home or lot.

Homeowner Reminders

Lamp Posts
Long nights are approaching. Please verify your lamp post is functional! If your lamp post is out, please replace the bulb. It is suggested to use an outdoor LED bulb. While an LED bulb is more expensive, they will last for multiple years without needing to be replaced. Most standard light bulbs are rated for 3 hours of daily usage; during the winter the lamp post can be on for 12-14 hours a day. A standard bulb will burn out before spring and requiring frequent replacement.

Mailboxes and Mailbox Posts
Homeowners are reminded that rusted mailboxes MUST be painted white or replaced with either a white plastic mailbox (approx. $15) or a white metal mailbox (approx. $30).

Mailbox posts may be replaced with a white post from Menard's.

Trash Cans and Lawn Bags in Public View
As stated in section 9.1.6 of the Declaration of Covenants, Conditions, Restrictions and Reservations of Easements:

Trash. Except in connection with construction activities, no burning of any trash and no accumulation or storage of litter, refuse, bulk materials, building materials or trash of any other kind shall be permitted on any Lot. Trash containers (except during construction) shall not be permitted to remain in public view except on days of trash collection. No incinerator shall be kept or maintained upon any Lot.

Lot Maintenance
Each homeowner must maintain their lot and ensure the lot is mowed regularly, free of weeds, debris and clutter. Flower beds containing trees, shrubs, flowers, and/or ornamental grass must be kept trimmed and cleaned. They should also be edged and mulched.

A well maintained lot helps to retain the attractive appearance of the development as well as the value of the homeowner’s lot. This is an effort that all of us are individually responsible.

Lawrence Community Management Group
The association is managed by Lawrence Community Management Group. The board works in partnership with Lawrence to review all contractor bids and approves selection.
